What does a buyer want to know?

Whether the panels are intact, and whether they make what they should. This report answers both: a panel-by-panel visual inspection, and a summary of the last 12 months from the owner’s own app.

How does the report come together?

  • When you book

    App access

The owner shares a read-only view, or exports 12 months of production.

  • Inspection morning

    Glass-level look

Every module photographed from the ground, a ladder and the roof edge.

  • Same visit

    Labels and equipment

Photos of the inverter, disconnects and panel labels, so buyers know the make and size.

  • Within three business days

    Report sent

Photos, findings, the 12-month summary and plain notes, as one PDF.

What is in the plan?

  • A full visual inspection with dated photos of every row
  • A 12-month production summary against expected output
  • Photos of the inverter, labels and visible equipment
  • A plain list of anything for the installer, roofer or electrician
  • One PDF the seller, buyer and both agents can share

Example: a Green Mountain listing in May

A split-level home in Lakewood’s Green Mountain neighborhood with 26 panels, going on the market in May. The seller shares a read-only view of the app, and the 12 months track close to expected apart from a snowy February. The inspection finds the glass intact and a bird nest under the east row. The listing agent shares the report with buyers’ agents, and a wildlife specialist clears the nest before showings.

Is it right for you?

A good fit

  • Sellers who want the array to read as an asset, not a question
  • Buyers who want a look before their inspection objection deadline
  • Agents who need a plain document to answer solar questions

Probably not

  • An appraisal or a value for the system; ask your appraiser
  • Electrical certification, permits, or lease and loan terms; ask the installer or lender

What do people ask about this plan?

Is this an appraisal?

No. We do not value the system or the home, and we do not certify the wiring, permits or interconnection. The report is a dated record of what we saw and what the system made, which an appraiser, home inspector or buyer can weigh as they choose.

What if the system is leased?

We can still inspect it and summarize production. Lease or loan terms, transfers and payoff questions belong to the leasing company and your agent, so we leave those out and say so plainly in the report.

Can a buyer order the report?

Yes, with the seller’s permission, since we need access to the roof and to the owner’s app. Buyers usually book during their inspection window, and the report goes to whoever ordered it, who can share it as they wish.

What if there is no app history?

We inspect as usual and note what data does exist: the inverter’s lifetime total, utility bills or a partial year. The report says plainly what we could and could not see, so nobody reads more into it than is there.

How long does it take?

One visit of about an hour for a typical home, and the report within three business days. If you are working to a tight closing date, tell us when you book and we will plan the morning and the write-up around it.

Want this on your roof?

Tell us the address and roughly how many panels. We confirm the price from a photo first.
