What does a commercial roof need?

Usually less washing than people expect, and more watching. Low-tilt rows hold dust and droppings, so two washes a year, a quarterly read of the data and one annual inspection suit most flat-roof systems.

What does the year look like?

  • Before the contract

    Site review

Roof access, tie-off points, water and a year of monitoring data, checked before we quote.

  • April

    Annual inspection

Every row photographed, with findings mapped for your installer or electrical contractor.

  • June

    First wash

Pollen and cottonwood rinsed from low-tilt rows at first light, before the roof heats.

  • September

    Second wash

Dust, ash and droppings cleared after the dry months.

  • Each quarter

    Monitoring review

Clear-day output against expected, inverter by inverter, with a short written review.

  • Year end

    Annual record

Visits, findings and production in one summary for your facilities file.

What is in the plan?

  • Two pure-water washes a year, scheduled around your hours and roof rules
  • An annual visual inspection with a mapped photo report
  • Quarterly monitoring reviews of clear-day output by inverter
  • A crew of two on every roof, with fall protection
  • One address for scheduling and reports: service@boostedclean.com
  • An annual record for your facilities or O&M file

Example: a warehouse roof near the Federal Center

A single-story warehouse near the Denver Federal Center in Lakewood with a 120 kW ballasted array in low-tilt rows. At $9 per kW, the contract would start from $1,080 a year. The April inspection maps pigeon droppings along two rows beside a rooftop unit, the June and September washes clear them, and each quarterly review compares every inverter’s clear days against the others.

Is it right for you?

A good fit

  • Office, retail and warehouse flat roofs with ballasted arrays
  • Solar carports and canopies over parking
  • Farm and ranch arrays on barns or ground racks
  • Owners who need a dated maintenance record every year

Probably not

  • Utility-scale ground arrays; that calls for a different kind of crew
  • Electrical O&M, testing or repairs; keep your electrical contractor for those

What do people ask about this plan?

How is the price worked out?

Per kW of installed capacity, from $9 per kW a year, confirmed after a site review. For context, NREL’s 2020 PV O&M cost benchmark put commercial rooftop O&M at $18.55 per kWdc per year, though that total includes management and other items we do not do.

Can you work around business hours?

Yes. We wash early in the morning, which suits most businesses because the roof is cool and the parking lot is quiet. We agree access, roof hatch keys, sign-in rules and tie-off points with your facilities team before the first visit.

Do you replace our O&M contractor?

No. We wash, look and read the data. Electrical testing, inverter service, repairs and warranty claims stay with your installer or electrical O&M contractor, and our reports are written so they can act on what we found without a second site visit.

Can we add more washes?

Yes. Sites near fields, rail lines or heavy traffic sometimes need a third wash in late summer. If a quarterly review shows a slow slide on clear days, we will say so and quote one; if it does not, we will tell you to skip it.

What contract term do you need?

An annual contract, with the wash, inspection and review dates set out at the start. We quote each site separately after the review, and the terms, notice period and invoicing are agreed in writing before the first wash.
