Pure water, soft brushes, no shortcuts

A pure-water wash, a panel-by-panel look, and proof in your numbers.

A soft brush with clear glass bristles resting on a glass tile as a sheet of water slides off it.

Do my panels really need washing?

Sometimes, not always. If your app shows a slow slide on clear days, or you can see a film from the ground, a wash will help. If not, we will say so.

What happens on the morning?

  1. Day before

    We read first

The day before, we pull 30 days of production from your app so we know your baseline.

  2. 10 minutes

    Walk-around

Photos of every row from the ground and the roof edge, before anything gets wet.

  3. 30 to 60 minutes

    Pure-water rinse

Water-fed poles and soft brushes, top row down, at air temperature on cool glass.

  4. As needed

    Hand work

Bird droppings and sap lifted with microfiber, never scraped with a blade.

  5. 15 minutes

    Glass-level check

Each module looked at for cracks, browning, loose clips and debris underneath.

  6. Within a week

    Proof

After photos the same day, and a production comparison from the next clear days.

What touches your glass?

What we use

  • Pure waterDeionized on the truck to near zero dissolved solids, so it dries without spots.
  • Soft brushesWide nylon bristles on carbon poles, rinsed clean between arrays.
  • Microfiber clothsFor droppings and sap, worked by hand with water only.

What we never use

  • Pressure washersHigh pressure can strip coatings and push water into seals.
  • Soap or chemicalsResidue holds dust, and some manuals forbid it.
  • Boots on panelsNobody stands, kneels or leans on a module. Ever.

What do you get afterwards?

  • Before and after photos of every row, sent the same day
  • Glass-level notes: anything cracked, browned, loose or nesting underneath
  • A production comparison from the next three clear days against your baseline
  • A plain recommendation for the next wash, or a note that you can skip one

Example: a 24-panel roof in Applewood

A two-story home in Lakewood’s Applewood neighborhood with 24 panels on a south roof, unwashed since install. The app showed clear-day output drifting down through a dry June. We booked a 7 a.m. slot in early July, rinsed through a cottonwood film and two heavy dropping patches, and noted one corner clip loose for the installer. The owner compared the following clear days in their own app against the June baseline we sent.

What does a wash cost?

  • Up to 20 panels$149Single or two-story rooftop, travel included
  • 21 to 40 panels$5a panel over 20A 30-panel roof comes to $199
  • Ground mount$129No ladder, same water and brushes
  • Commercial roofs$9per kW a yearUnder the commercial care contract

Prices are indicative and confirmed from a photo or satellite view before we book. Steep or third-story roofs can add $25 to $50. Every price in one place.

What do owners ask about panel cleaning?

How often should solar panels be cleaned in Colorado?

For most Front Range roofs, once or twice a year: after the spring pollen and cottonwood, and again in late summer after the dry, dusty months. Steep roofs near busy roads or fields may need more. We read your production data first and tell you if a wash can wait.

Will a wash void my panel warranty?

Not the way we do it. Manufacturers such as REC and Panasonic ask for water at ambient temperature and soft tools, and Panasonic specifies deionized water. That is exactly our method: no pressure washer, no soap, nobody on the panels. Send us your panel model and we will check its manual.

Do I need to be home?

No. We need access to the side yard or the ladder spot, any gate code, and a working outside tap is helpful but not required because we carry our own water. We send photos the same day so you can see the work.

Can you clean panels in winter?

Yes, on dry days above freezing. We do not wash when water would freeze on the glass or the roof, and we never chip ice or rake snow off rooftop panels. Winter washes are short, since the low sun makes any film matter more.

How long does a wash take?

About one to two hours for a typical 15 to 30 panel roof, including the walk-around and the glass-level check. Larger or harder-to-reach arrays take longer, and we tell you the window when we book.

Is your glass ready?

Send a photo of the roof or a screenshot of your app. We reply within one business day.
